Your Buy Box — where it is and what it is for
Your Buy Box lives at Your Buy Box in the menu, under You → Account, or directly at /buy-box.
It is the B.A.S.I.C exercise from Fast Track Step 3, kept in one place so you are not rewriting it on a napkin every time someone asks what you buy:
- B — Building Details — asset class, vintage range, unit range.
- A — Acquisition Strategy — your cap rate, cash-on-cash, IRR, equity multiple, DSCR, occupancy and LTV minimums.
- S — Structure — legal structure, debt type, hold period, target AAR, GP promote.
- I — Investment Market — the metros you are actually looking in.
- C — Compelling Reasons — how you explain all of it to an investor.
Nothing is required and nothing blocks saving. Fill in what you know, leave the rest blank, come back when a lesson gives you the answer. The badge at the top just shows how far along you are. A first buy box is a draft — that is the exercise, not a failure of it.
There is a marker for when you have enough to screen a real deal: asset class, vintage range, unit range, a minimum cap rate, and at least one return target. That is the same minimum Peak Operator uses before it will run a deal against your criteria.
You can export it as a file at any time.
Once you have filled some of it in, the Coach can see it — so ask it things like "would this deal fit my buy box" and it will answer using your actual numbers instead of generic ranges.
Who else can see it: your Peak coach. Coaches can read your buy box so they come into a call already knowing what you are looking for, instead of spending the first ten minutes asking. Only you can edit it — nobody on the team can change your numbers, and other members cannot see it at all.
